What is cost segregation?
Cost Segregation is an IRS approved application by which commercial property owners can accelerate depreciation and reduce the amount of taxes owed. This savings generates cash flow that owners often use to reinvest in the business, purchase more property, apply to their principle payment or spend on themselves.
A cost segregation or "cost seg" study is a tax and engineering analysis of real estate investment property that is the IRS approved method of reclassifying components and improvements of your commercial building from real property to personal property. This process allows the assets to be depreciated on a 5, 7, or 15 year schedule instead of the traditional 27.5 or 39 year depreciation schedule of real property; thus your current taxable income may be greatly reduced and your cash flow may be substantially increased.
